What a buyers agent does here

Most buyers agents meet clients whose borrowing power is a guess, and find out what it really is at the offer. Here, the lending sits in the business next door. By the time you're searching, Money Brain has worked out what the client can borrow and what the purchase does to the next one, so the brief you're given is one the client can actually act on.

The job is to find the property that fits that brief, and to say so plainly when nothing does.

The work, from brief to settlement

Understand what the client is investing for. Not just a price and a suburb: where this purchase sits on the path, and what it has to make possible next.

Search against the number Money Brain has worked out. No shortlist built on borrowing the client doesn't have.

Inspect, shortlist, and say no to most of it. The properties you rule out are as much the work as the one you buy.

Negotiate, and know when to walk. The price that works for the client's plan, not the price that gets the deal done.

See it through to settlement alongside the lending side, so the contract and the loan arrive together.

A normal week

Briefs come in from the lending side. You work them up with the client, search, inspect or arrange inspections, and report back on what you've found and what you've ruled out, with the reasons. Some weeks end with an offer. Many end with a client told to wait, and the reasons written down for when they ask why.

What makes it hard

  • Telling clients not to buy. Any buyers agent paid when a client buys feels the pull to find something. The only defence is someone willing to spend three months saying no. If that sounds like the job rather than a failure to do it, we should talk.

  • Buying where you don't live. Remote, anywhere in Australia, means you'll often judge a market you can't drive through on a Saturday, for a client who is relying on you to know it.

  • The lending number is fixed. You can't stretch a client to make a property work. If the property doesn't fit the number, it doesn't fit.

What you need, and what it pays

Experience and a licence. Real buying experience for clients, and a licence to act as a buyer's agent in the states you buy in, or the ability to get one. You should be able to explain a property's opportunity cost honestly: what a client gives up by choosing this one over the alternatives.

Pay and where you work. Competitive, discussed on application. The role is remote, from anywhere in Australia.
