Property Brain is a buyers advocate, also called a buyers agent, for people buying investment property in Australia. We find the property, check it, negotiate the price and see the purchase through to settlement, working for you and not the seller. We work remotely, so you can buy in another city without flying in for every inspection. You deal with Darren Parker, who runs Property Brain.
What a buyers advocate does for you
Sets the brief. What you can spend, what the property has to do for you, and where it makes sense to look.
Finds the property. Including ones that never reach the big listing sites.
Checks it. The building, the rent it can earn, and anything that would make it hard to hold or sell.
Negotiates and bids. On your behalf, at private sale or auction.
Sees it through. From the contract to settlement, alongside your solicitor and your lender.

What it costs
A fixed fee for each engagement, published in dollars, and the same whatever the property's price. It doesn't rise when you pay more. Buying two or three properties under one engagement costs less per property. Property Brain takes nothing from selling agents; only the buyer pays.
How a search runs
The brief.
We start from what the property has to do for you: the rent it needs to earn, what you can hold, and how long you'll keep it. That decides where we look, not the other way round.
The long list.
Areas and properties that could fit the brief, across states.
The rule-outs.
Most of the list goes, for reasons we write down (below).
The short list.
What's left is checked in detail: the building, the rent, the street and the price.
The offer.
We negotiate or bid, and you decide. Nothing is bought without your say.
Settlement.
We work with your solicitor and lender until the keys are handed over.
What we rule out, and why
Most of the work is saying no. A property comes off the list if:
The building has a problem that would cost more than it's worth to fix, or that an inspection flags.
It would be hard to rent, because of the street, the layout or what's around it.
Too many similar homes are coming to the same area, which can hold rents and values down.
It would be hard to sell when the time comes.
The price doesn't stack up against what the property can earn and what similar ones have sold for.
You get the reasons, not just the shortlist.
When we'll say no
If you know the area better than we would, have time to search and negotiate, and are comfortable at auction, you may not need us, and we'll tell you. If you're set on a property we'd rule out, we'll say why before you buy it. And if paying our fee would stretch your deposit or leave you without a buffer, it's better to wait.
Rentvesting, and whether it suits you
Rentvesting means renting the home you live in and buying an investment property somewhere you can afford. It can get you into the market sooner, in a place where the numbers work, without leaving the area you want to live in.
It has costs of its own. You pay rent and carry an investment loan at the same time, and you give up the help that's only for buying a home to live in, such as first home grants, stamp duty concessions and the 5% Deposit Scheme. Whether it suits you depends on your income, what you'd pay in rent, and what the investment can earn: worth working through on your own numbers before you decide.

Property Brain found the properties in three Money Brain clients' files, in Queensland, New South Wales, Victoria, South Australia and Western Australia, between 2018 and 2022.
Buying and lending, kept apart
Finding the property is Property Brain's job. Arranging the loan is Money Brain's, our sister business. You can use one without the other, and Property Brain's fee is its own, separate from any loan.
