Senior mortgage broker
This is a real opening, remote, anywhere in Australia. You'd own the client's file end to end: working out what the lenders on the panel would lend, comparing the loans in dollars, recommending one on the lowest net cost to the client, then lodging, clearing conditions and settling. How a file is run here
The working. Run the client's income, spending and debts through each lender's own rules, and read the policy wherever the answer depends on it.
The comparison. Set the loans side by side in dollars, over the time the client will keep the loan. The recommendation is the lowest net cost to the client; what a lender pays never enters it.
The call. Take the client through the options on a video call. They decide.
The application. The client signs the application and the credit proposal before anything is lodged. Your submission notes give the assessor what it needs to approve the file without coming back.
Approval to settlement. List every condition, clear each one with the client, and keep the client, the agent and the solicitor on the same date.
After. Review the loan, and tell the client when moving would save them money, whatever that means for the trail.
A normal week
Files at every stage at once: some at the working, some waiting on a lender, some between approval and settlement, and existing clients due a review. Most of the week is reading and writing: payslips, statements, tax returns and lender policy in; the comparison, the submission notes and the client's update out.
Lenders get chased against their expected turnaround, not waited on. Calls are on video, because the clients are anywhere in Australia, and so are you.
What makes it hard
Saying "I'm not sure yet". A client wants an answer now. The right one is often "let me check the policy", and that has to be said with the same confidence as a yes.
The answer that isn't a deal. Sometimes the right advice is to wait, or to stay with the loan they have. You give it, and there's no file.
The bad days. A valuation comes in short two days before finance. A lender changes policy mid-application. You tell the client the same day, in plain words, and work the problem.
Everything here is written down, and you're held to it, and just as much expected to say when a step is wrong.
What you need
The Diploma of Finance and Mortgage Broking Management. Essential.
Broking experience, five years or more preferred, across a spread of lenders, with current accreditation.
Self-employed and investment lending, including trusts and companies. It matters more here than volume.
Submission notes an assessor can act on, and the habit of checking policy rather than recalling it.
Comfort working remotely, on video with clients and from written processes with me.
